北京城市更新案例 — 走进海淀鼎好大厦
鼎好大厦是北京城最受瞩目的更新改造项目之一。2019年3月，瑞士合众集团（Partners Group）、啟城投资（Ascent Real Estate Investors）与颢腾投资（Sigma Delta Partners Investment ）宣布斥资57.2亿元对位于中关村核心区的鼎好大厦进行战略性收购，并宣布升级改造的方向则是高端写字楼，以契合北京市政府中关村“科技金融机构中心”政策定位。
如何才能将一栋商业大楼升级改造为具有高附加价值的生态办公楼？3年过去了，经历了疫情和散户清退等一系列困扰，大厦一期A座改造完成。升级改造后的鼎好大厦重塑城市形象，实现了蜕变重生，或许将从新定义未来办公新空间。
越来越多的私募股权投资和机构投资者开始积极参与到城市更新项目的改造中。基金模式运作模式如何把控城市更新项目的机会与不确定性的风险？如何超越单体地块的独立项目更新，片区协调统筹发展。我们邀请大家一起探讨如何深化城市更新，实现“由点及面”改善城市环境的目的，打破以往规划建设和管理审批的红线，形成跨地块、跨部门片区统筹的新模式。

Excellent Case of Beijing Urban Regeneration- Haidian Dinghao Building
Dinghao Building is one of the most high-profile renovation projects in Beijing. In March 2019, Partners Group, Ascent Real Estate Investors and Sigma Delta Partners Investment announced that they would spend 5.72 billion yuan on the strategic development of Dinghao Building in the core area of Zhongguancun. Acquired and announced that the direction of upgrading and transformation is high-end office buildings, in line with the Beijing government's Zhongguancun "Technology Financial Institution Center" policy positioning.
How can a commercial building be upgraded into an office building with high added value? Three years have passed, and after experiencing a series of troubles such as the epidemic, the renovation of Block A of the first phase of the building has been completed. The upgraded Dinghao Building has reshaped the image of the city and realized the transformation and rebirth, which may redefine the new office space in the future.
More and more private equity and institutional investors have begun to actively participate in the transformation of urban renewal projects. How does the fund mode operation mode control the opportunities and uncertain risks of urban renewal projects? How to go beyond the independent project update of a single plot, and coordinate the development of the area. We invite everyone to discuss how to deepen urban renewal, improve the urban environment, break the red line of planning and construction and management approval in the past, and form a new model of cross-plot, cross-departmental area coordination.
